I am in the process of trying to buy a new home through USDA and it has taken since the end of July for one modular home seller to get their paperwork done and in only to find out the double wide I tried for didn’t appraise. I am now trying to get a modular home in place of that double wide and waiting for appraisal. If it appraises it will still take time to get the closing done(I am hoping that first closing is all I need to get done to qualify for the credit and not have to occupy the home) amongst all the other things. It takes six weeks or more to get the foundation in, the home set up and all and the USDA has to wait for the money to come in before it can happen. I thought when I first started the process in July that it would be done and over by now and here I am still waiting for an appraisal. If that doesn’t go through I have to wait for a home that is acceptable for what I need to come on the market that already exists. Where I live is very rural and there isn’t a lot out there right now. I am sure there are other people in my situation, right in the middle of their process and looking at losing that tax credit due to the time crunch. Plus it would help the economy to extend the tax credit as it would motivate more people to buy that have been renting for a long time. USDA Rural Development is a program that was quite obscure to me as I had never heard of it until a friend got me the application. I was trying through Maine State Housing to get a loan and having the time of my life chasing down paperwork after paperwork for the bank and they were being very picky. I was approved through USDA within two weeks of sending in the application. I sure hope this gets extended for the benefit of my two kids and I. I have no husband and that money would be for emergencies for the home, etc. as my ex is stingy and won’t help whatsoever above what he is required to pay us. His kids need things now and then that I just can’t afford and school clothes this year just weren’t affordable so my son is wearing all his old clothes, which luckily I keep his clothes nice, but it would be nice to have few dollars in the bank for such needs.
I hope and believe that the $8000 First Time Home Buyer Credit should be extended, not necessarly until December 2010, maybe through the end of April 2010. And Condos and FHA/Conventional Loans should get approvals okayed.
